Oceanfront whole-building window replacement in Long Beach; complete envelopes on custom houses in the Five Towns. Nassau County and the South Shore.
Long Island work is two things for us. Oceanfront buildings on the South Shore, where the glazing has to be rated for the exposure and the whole building is replaced at once — Surfview Towers on the Long Beach boardwalk, every opening. And custom houses in the Five Towns and along the South Shore, where we build the entire exterior envelope: windows, doors, panels, stucco, canopy, air barrier — the house on Amherst Drive in Woodmere.
Both are Nassau County, both are a short run from Staten Island via the Belt Parkway, and both involve the salt air, the wind and the flood-zone rules that change what gets specified.

Coastal Long Island is FEMA flood-zone and high-wind territory: windows below the base flood elevation, impact requirements in some zones, and corrosion-rated hardware on anything facing the ocean. Village building departments (Long Beach, Lawrence, Cedarhurst) issue their own permits. Co-ops and condos on the beachfront follow alteration agreements as in the city. See laminated glass and waterproofing.
Oceanfront and bayfront buildings — Long Beach, Atlantic Beach, the Rockaway peninsula, the South Shore bays: salt air, driven rain and the highest wind loads on Long Island. Frames take a marine-grade finish, hardware is stainless, sliding doors are compression-sealed or lift-slide, and every unit is specified to the wind zone; the whole-building replacement at Surfview Towers on the Long Beach boardwalk is that work.
Custom houses in the Five Towns, on the North Shore and in the Hamptons: complete envelopes of European aluminium with large sliding and folding doors, arched and shaped units, and the stucco, railings and roofing that go with them — the house on Amherst Drive in Woodmere is a complete Alex GC exterior.
Co-ops, condos and garden apartments in Great Neck, Garden City, Rockville Centre, Huntington: building-wide replacement programmes to a board specification, installed unit by unit with residents in place.
Retail and commercial along Sunrise Highway, Jericho Turnpike and the village main streets: storefront and entrance replacement scheduled around trading hours.
Long Island permits go through the town or village building department rather than the DOB, and each has its own filing; the coastal communities also apply wind-borne-debris and flood-zone requirements to openings below the design flood elevation. We handle the filing, specify impact-rated or laminated glazing where the zone requires it, and use marine-grade coatings (AAMA 2604 or 2605) within a mile of salt water, because a standard powder coat on an oceanfront balcony door chalks in five years.
Survey and photographs; a proposal that names the system, glass and hardware and prices the budget, standard and premium options; shop drawings; the town or village permit; fabrication in our Staten Island shop; installation by our crews, with the trucks over the Verrazzano and the Belt before the morning traffic. Custom houses are sequenced with the framer and the mason; building-wide programmes run floor by floor. Lead times run three to twelve weeks by line. To start, send photographs of the openings with rough sizes, the address, and the name of the architect, board or manager if there is one; we reply with a range the same week and a survey date.
